Access Statement for Hunters Lodge Bed & Breakfast

Introduction

Hunters Lodge offers ground floor bed and breakfast accommodation, two bedrooms, in a separate annex of our country bungalow.

The following statement is a summary of the accommodation/services we provide. Please do not hesitate to contact us if you require any further information.

Pre-Arrival

Our property is on an unnamed country lane, please let us know where you will be travelling from and we will send detailed directions to Hunters Lodge.

There is a Midland Mainline train station approximately 5 miles away in Market Harborough.

There are several local taxi companies and we are happy to make bookings for guests. There is no bus service.

Arrival and Car Parking Facilities

Hunters Lodge is set well back from the road, the gate, with our name on , is always open .

There is ample room for several cars in front of the house.

The surface is level, flat and tarmac with concrete slabs leading to our double room.

We are happy to assist guests with luggage.

The villages of Foxton and Gumley are both approximately 1.5 miles away.

Entrance

On arrival guests should ring the bell by our back door, each guest bedroom has it’s own exterior door. There is a small ‘kerb like’ step from drive to the path to the double room.

Public Areas - General (Internal)

The bedrooms, small hallway and dining/sitting room are carpeted throughout, all areas are well lit. The bathrooms have tiled floors. All rooms are ground floor with no steps.

Public Areas – WC

There is no public WC available, both rooms are en suite.

Dining/Sitting Room

Breakfast is served in the dining room. This room also serves as a guest sitting room with sofa, arm chair and TV. There is a small fridge for guest use and a coffee machine. There are French doors to give access to the patio area. Furniture is moveable on request.

Bedrooms

Double Room

Accessed by exterior door, width 76cms. Interior door, width 73.5cms gives access to small hallway and dining/sitting room

There is a 5’ double bed, pine bedstead, and full sized bunk beds (can sleep average size adults).

There is a wardrobe, chest of drawers, dressing table with mirror and one upright chair. Television with remote control and teletext.

Furniture is moveable on request.There is an en suite bathroom, with shower over bath, standard suite, door width

Twin Bedded Room

Accessed by exterior door, width 76cms. Interior door, width 73.5cms, gives access to small hallway and dining room.

There are two 3’ single divan beds with table in between.

There is a wardrobe, dressing table/desk with mirror, chest of drawers and one upright chair. Television with remote control and teletext. Furniture is moveable on request.

There is an en suite shower room, standard suite, shower door, width 54cms, with step 24cms high

Grounds and Gardens

We have a large garden where guests are free to walk, there is a dedicated guest patio area with table and chairs. There are security lights on the building, these come on automatically when cars arrive after dark.

Additional information

Well behaved dogs are welcome by prior arragement.

Mobile phone reception is generally good.

We are a non smoking establishment, however, smoking is allowed

in the garden.

We have a small fridge for guest use in the dining room and we can put larger items or freezer packs in our fridge/freezer on request.
